Bealeton is an unincorporated community in Fauquier County, Virginia, situated at the intersection of State Route 28 and U.S. Route 17. Home to a little more than 7,000 residents, this small town is predominantely
rural providing a unique blend of agriculture, commercial and residential development.

Bealeton experienced a growth explosion over the past decade with the construction of a variety of planned developments to include upscale single family, town homes and condos that were priced much lower than areas closer to D.C. Home buyers found they could get a lot more for the money and were willing to extend their commute in favor of additional living space.
The residential growth brought additional shopping, dining and businesses to the Bealeton area making
it convenient for residents to shop, run errands and go out to dinner within the community. Although Bealeton itself only has a handful of stop lights, it is brimming with small town charm and a strong sense
of community coupled with a family friendly environment.

Bealeton is zoned to Fauquier County Schools who pride themselves on a first rate educational system. Public schools in Bealeton include Grace Miller Elementary, Cedar Lee Middle and Liberty High School home of the Liberty Eagles.
Recreation and ActivitiesIn addition to the many wonderful recreational activities and outstanding parks available to residents through Fauquier County's parks & recreation, Bealeton is home to The Flying Circus Airshow. One of the last barnstorming airshows in the country, Open May to October with
activities including All American Barnstorming, wing walking,
parachuting, aerobatic acts and airplane rides.
